What we do:

We specializes in the realization of quality luxury dream-villas according to your wishes, ideas and budget. So we design and build in close cooperation with you.
From the initial first sketches throughout construction and the physical completion of the villa. Then comes the finishing. Its interior, the furniture, the pool and gardens.

The projects ABC
Design & Architecture
A. When you have an idea for a villa, let us envision your ideas and shape them into an initial sketch design. The initial sketch design costs Rp. 75.000 per square meter living space.
B. After having approved the initial sketch design, we will fine-tune the design until it is definite, in close cooperation with you. This step costs Rp. 35.000 per square meter living space. So the definite design (A+B) will cost you only Rp. 110.000 per square meter living space.
C. To be able to actually build the villa of your dreams, we have to make detailed working drawings, specifications and calculations. This faze costs Rp. 110.000 per square meter of living space. So everything together (A+B+C) will cost Rp. 220.000 per square meter living space.
Contracting & Engineering
D. Since we have our own contracting crews, you get the best price for everything. All quoted prices are the factual prices of materials. And we calculate a fixed fee.
This fee includes risk & profit. Should market prices for materials go up during the process of building, they will be paid out of this fixed sum accounted as below.
Price: The lump-sum of the building cost (as calculated under C) + 7%.
You can be sure, you get the best price and are never charged extra.
Project Management & Supervision
E. To make sure construction will run smoothly and prevent any faults or mistakes during the building process, you may want to have a foreign design engineer as supervisor on-site.
This way, work proceeds in the most cost-effective way. Maintaining close contact with you guarantees you get the best quality, and are able to make instant design decisions should they be necessary. For this, we calculate a fee defined below.

> Rp 500 Million and ≤ Rp.1.000 Million Rp 12 Million per project month
> Rp.1.000 Million and ≤ Rp.2.000 Million Rp 15 Million per project month

 NOTE: The average villa takes about 6 months to built.
